A landlord's notice-to-enter form that satisfies advance-notice laws — for repairs, inspections, and showings — and keeps entry from becoming a dispute.

When to use this
Use every time you or a contractor needs access for non-emergency work: repairs, periodic inspections, or showings near lease end. Written notice protects the tenant's quiet enjoyment and protects you from harassment claims — a text thread is not a paper trail.
Check your state first
Required notice varies by state — 24 hours is the most common minimum, some require 48, others just 'reasonable notice,' and a few specify allowed hours. Emergencies (burst pipe, fire, gas) never require notice.

Common questions
Can I enter if the tenant says no?
After proper notice for a legitimate purpose, most states allow entry even over objection — but forcing the issue mid-conflict is rarely worth it. Reschedule once, document everything, and treat repeated refusals as a lease-compliance matter rather than a standoff at the door.
