What should be in a residential lease?
The short answer
At minimum: rent amount and due date, deposit terms, lease length, maintenance responsibilities, entry-notice rules, pet and smoking policies, and what happens on late payment or early termination. State law overrides anything contrary you write, so use a state-specific lease form as your base.
